Position Summary: The VP, Development – Owned Properties will oversee all aspects of corporate development work for all Compass’ owned land. This role involves long-term planning and execution to ensure optimal land use, adherence to regulatory requirements and proffers, and sustainable development practices. The ideal candidate will possess a strong understanding of land management, development processes, regulatory compliance, and environmental sustainability.

Key Responsibilities:

  • 1. Campus Management and Development:
    • Develop and implement strategies for the optimal use of acquired land, considering long-term campus expansion plans and sustainability goals.
    • Coordinate with internal stakeholders and external partners to ensure efficient utilization of campus resources.
    • Manage ongoing campus development projects, including infrastructure development, landscaping, and building construction.
    2. Property Management:
    • Manage all non-datacenter land, which could include determining if the land should be sold, and/or the ongoing management, maintenance, exemptions, security, and easement management
    3. Proffer Management:
    Administer and monitor proffer agreements to ensure compliance with contractual obligations and regulatory requirements.
    4. Tax Incentive Boundary Management
    • Navigate tax incentive boundaries, to maximize benefits for the campus while complying with local regulations.
    5. Green Globes Requirements:
    • Manage the implementation of sustainable building requirements, ensuring timely completion and adherence to sustainability standards.
    6. Permitting/Zoning and Regulatory Compliance:
    • Oversee all ongoing permitting processes, ensuring compliance with local, state, and federal regulations. Could include air permitting, land division, environmental reporting, re-zoning, and easement management.
    • Stay updated on regulatory changes and adjust campus development plans accordingly.
    7. Emissions and Environmental Compliance:
    • Monitor and manage ongoing emissions and environmental compliance efforts, implementing measures to minimize environmental impact and ensure regulatory compliance.
    8. Power Applications:
    • Ongoing management of power related items, including reimbursements, approvals for future power, and any ongoing relationship management.
    9. Community Relations:
    Work closely with the Community Relations team to ensure ongoing relations with the local communities remains strong.

Qualifications:

  • Bachelor's degree in Land Management, Real Estate Development, Environmental Science, or related field.
  • Proven experience in land management, real estate development, or related fields, with a focus on sustainable development practices.
  • Strong understanding of regulatory requirements related to land use, zoning, and environmental compliance.
  • Excellent project management skills, with the ability to manage multiple tasks simultaneously and meet deadlines.
  • Effective communication and interpersonal skills, with the ability to collaborate with diverse stakeholders.
  • Knowledge of energy management systems and renewable energy sources is a plus.
